Back in 1870, inventor Alfred Beach secretly built New York City’s first subway tunnel beneath Broadway. It was constructed in just 58 days — fast, ambitious, and… ultimately doomed. Rediscovered in 1912, the tunnel had collapsed under the weight of time and water damage. Speed had compromised integrity.
Today, Brooklyn buyers face a modern version of that problem.
In areas like Park Slope, Bay Ridge, and Crown Heights, developers are moving quickly to renovate and flip properties before the market cools. While this urgency is understandable from a financial standpoint, it often leads to cut corners, unlicensed work, and subpar materials.
Reports from both The Real Deal and The New York Times Real Estate section highlight this disturbing trend. Rushed renovations and poor workmanship are leaving new owners with mold problems, structural issues, and faulty plumbing — only discovered after the closing.
A recent piece in The Wall Street Journal pointed out that even luxury buyers are falling victim to "lipstick-on-a-pig" remodels in hot markets like Brooklyn.
While a licensed inspector can point out the obvious red flags, they can’t always see what’s been covered up. As a seasoned Brooklyn broker, I’ve walked hundreds of properties. I’ve learned to spot the signs of a rushed renovation — uneven flooring, mismatched grout, wavy drywall, or unusually “fresh” smells designed to mask dampness.
