A 2,000 sq. ft. home might sound big, but if the layout is inefficient—with choppy rooms, long hallways, and wasted space—it can actually feel smaller than a well-designed 1,500 sq. ft. home. Open floor plans, smart storage solutions, and efficient design all matter more than just raw square footage when determining how livable a home feels.

2. Not All Square Footage Is Usable

Here’s a little-known trick: some listings inflate their square footage numbers by including:
❌ Garages
❌ Basements
❌ Unfinished attics

Before falling in love with a home, ask how the square footage is measured. Is it all livable space? Or are you paying for areas you’ll never really use?

3. Ceiling Height & Natural Light Change Everything

Would you rather live in a bright, airy 1,200 sq. ft. loft with high ceilings or a dark, cramped 1,500 sq. ft. home?

Luxury real estate in NYC often prioritizes ceiling height and window placement because they completely change the way a home feels. A space with high ceilings and large windows will always feel bigger—even if the square footage on paper is smaller.

4. Outdoor & Bonus Spaces Add Value

A home with a private backyard, finished basement, or rooftop access will feel much bigger than a slightly larger home with poorly used interior space. In Brooklyn, homes with functional outdoor areas are in high demand, even if their listed square footage is technically smaller.

5. The Layout Determines How You Live in the Space

Ever walked into a big house that still felt cramped? That’s what happens when a home has a bad design.

Square footage alone doesn’t tell you how well a home functions. Always do a walkthrough to see:
