The Brooklyn real estate market continues its pattern of tightening inventory and persistent demand as we head into the second half of 2025. Here's a quick breakdown of what’s happening—and why it matters whether you're buying, selling, or investing.

📉 Borough-Wide Overview

In July, Brooklyn saw a 5% drop in active listings compared to June, with just over 4,400 homes on the market. Despite high interest rates, buyers remain active and motivated. This competitive dynamic has helped push the median sold price across Brooklyn to $1,009,000, up 2% year-over-year. Average days on market (DOM) stayed steady at around 93.

🏡 Bay Ridge: Momentum Builds

Bay Ridge is showing signs of increased buyer activity. Active listings dropped slightly to 145, while homes sold in an average of just 71 days—nearly 20% faster than July 2024. The median sold price was $997,000. Interestingly, 50% of homes sold below asking, but 17% went above, suggesting opportunity for both buyers and sellers—if priced right.

🧱 Park Slope: Still Hot

The Park Slope market remains as resilient as ever. Inventory remains especially tight for brownstones and townhouses, which helped push the median sold price to $1.687 million, up over 6% year-over-year. With an average DOM of 63 days—and some properties going under contract in under three weeks—demand remains high for quality listings.
